1. Booking and conclusion of contract
1.1. The holiday home can be booked online, by telephone or by email.
1.2. The contract is concluded as soon as the landlord confirms the booking in writing.
1.3. By completing the booking, the tenant accepts these terms and conditions.

2. Terms of payment
2.1. A deposit of 50% of the total amount is due upon booking.
2.2. The remaining amount must be transferred at least 30 days before arrival or paid in cash upon arrival.
2.3. For short-term bookings made within 2 weeks of arrival, the total amount is due immediately.

3. Cancellation and withdrawal
3.1. Cancellations must be made in writing.
3.2. For cancellations up to 90 days before arrival: 100%; up to 60 days before arrival: 50% of the total amount will be refunded.
3.3. For cancellations within 60 days of arrival: no refund.
3.4. We recommend taking out travel cancellation insurance.

4. Arrival and departure
4.1. Check-in: from 3 p.m.
4.2. Check-out: by 10 a.m.
4.3. Changes to these times are only possible by arrangement.

5. Use of the holiday home
5.1. The holiday home may only be used by the persons specified in the contract.
5.2. Pets are only allowed by prior arrangement.
5.3. Smoking is not permitted indoors.
5.4. The tenant undertakes to treat the house and its contents with care.

6. Liability
6.1. The lessor shall only be liable for damage caused intentionally or through gross negligence.
6.2. The lessor shall not be liable for accidents, theft or damage to property.
6.3. The lessee shall be liable for all damage caused during their stay.

7. Data protection
7.1. Personal data will be used exclusively for the purpose of processing the booking.
7.2. Data will only be passed on to third parties if this is necessary for the fulfilment of the contract.

8. Force majeure
8.1. In the event of unforeseeable circumstances (e.g. natural disasters, strikes, pandemics), the landlord may postpone or cancel the stay.
8.2. In such cases, the amount paid will be refunded or an alternative date offered.

9. Place of jurisdiction and applicable law
9.1. Swiss law applies.

10. Miscellaneous
10.1. Should individual provisions of these General Terms and Conditions be invalid, the remainder of the contract shall remain valid.
10.2. Amendments and additions must be made in writing.
